Santa Clara Council approves changes to Pioneer Parkway retail lot

SANTA CLARA — The Santa Clara City Council approved changes to the plan for the retail location that included the Dollar Tree and Quench It! stores.

In a unanimous 5-0 vote at the council’s Wednesday night meeting at Santa Clara Town Hall, the council allowed one of the three retail lots at the site at the corner of Pioneer Parkway and Rachel Drive to be separated in two and allow for an additional entry for the lot off Pioneer Parkway. 

“In a nutshell, it’s dividing Lot 1 to be two lots,” City Planner Jim McNulty told the council.

The land was originally separated into three lots. Lot 3 was developed into the Dollar Tree store. Lot 2 next door, currently empty, is where an O’Reilly Auto Parts location is under construction. Half of Lot 1 has been developed into a retail building that includes the Quench It! soda store. 

The developer, Melanie Huscroft, said she is no longer planning on building a second retail building on the other half of Lot 1 and wants to sell the other half of Lot 1 to another developer. To that end, she was seeking approval from the council to separate Lot 1 into two separate lots.

“She decided she’s just going to stick with the building that’s been built thus far,” McNulty said.

Along with approving the request, the council also approved an additional driveway and entry off Pioneer Parkway between what will now be the current empty Lot 1A and the Quench It! Lot 1B building. 

The only inquiry from the council came from member Jarett Waite who asked about a dumpster location between the separated lots. McNulty noted that a dumpster area has already been built in the parking lot behind the lots.
