St. George officials approve plans for new hospital, apartments

ST. GEORGE — St. George city officials recently approved changes for various commercial and residential projects, including a potential hospital on 3050 East and new apartments on the southern end of River Road near the Southern Parkway.

During a public meeting held Thursday, the City Council unanimously approved a zone change for a proposed hospital on a combined 41 acres of land along 3050 East behind the Home Depot and Walmart stores in Washington City.

The first project, covering 15 acres, is for the proposed Zion Regional Medical Center, which is slated to start out as a three-story, 85,000 square-foot facility with four operating rooms, 12 emergency bays and 24 beds with supporting imagery and lab services. Future expansion would see the facility grow to 130,265 square feet and double the hospital’s bed capacity.

Surrounding the future spot of the new medical center to the west and south and covering 27 acres is the proposed White Hills commercial development.

While the requested zone changes allowing the connected projects were passed by the council, it wasn’t without conditions attached. Beyond the usual stipulations, like conducting a traffic study, a new power substation must also be built.

Power fed into the area is already at capacity, according to city documents, so a new substation is required to feed the pending development.

The council also approved two other connected projects set on River Road just north of the Southern Parkway.

Covering nearly 20 acres overall, the first project that went before the City Council was for a five-acre commercial center. Called the White Dome Commercial project, the development is slated to feature retail space, a restaurant and a possible car wash.

Surrounding the 5-acre commercial development is a 15-acre residential project, presently labeled as the White Dome Apartments. It is planned to have 280 units across 10 apartment buildings that will be three-to-four stories tall.

“I think it’s a great space for multifamily (housing),” Councilman Gregg McArthur said.
